This 20-acre site originally housed large metal fabrication plants that were operating for more than 100 years. The building exteriors were repaired to reflect their early 20th Century industrial character but with efficient and code compliant thermal envelopes and building systems to become manufacturing facilities for Eastern Exterior Wall Systems.

The building was gutted, a new roof installed, electrical improvements made along with shell improvements to become a new panel shop manufacturing facility.

The original building saw many iterations adapting it to different industries. The steel/iron columns supported heavy timber wood trusses throughout the south end of the building. Before work began, large segments of the roof had already collapsed leaving a large void for all of nature’s elements to wreak havoc inside the building. During the demolition process, all existing materials were removed, leaving only the structural steel, brick masonry, and concrete floor slab.
The building presented many challenges – from archaic construction methods to unique permit acquisition obstacles. The east elevation of the building had its exterior wall supported by 100-year-old wood columns that were rotting from years of neglect. The lower west end of the building was within the 100-year and 500-year flood plains, which meant numerous requirements and provisions to meet FEMA standards.
