Extensive renovations were completed on a 15,000 SF former sporting goods store which also included 2nd floor apartments. Demolition of the interior drywall and drop ceiling and mechanical systems uncovered some structural concerns within the building. Once the structural concerns were repaired and corrected, renovations began which included removal and replacement of windows, exterior doors and garage doors, roofing shingles, and exterior façade. New plumbing and electric services and panels were installed to bring the building up to code.
- Demolished all interior walls, drywall, insulation, drop ceiling, windows, doors, decks, flooring
- Structural repairs to the back wall and floor joist
- Framed all interior and exterior walls
- New electric meter stacks and electric panels, fire alarm systems, 120+ light fixtures, switches, and outlets
- New plumbing drains, supply lines, etc., including 3 ADA bathrooms, shower, and eye wash stations
- Insulation in exterior walls and sound barrier insulation in ceiling
- Drywall and painted walls and ceilings
- Removed and replaced of windows, doors, garage doors
- Removed and replaced the shingled roof
- All new vinyl siding, metal siding, including a custom metal panel to match the Lab-Machines logo
- Gutters and downspouts throughout the building
- New concrete footers for the decks, all new framing, decking, and handrails
- New sidewalks on the front elevation of the building
- 5,800 SF grind concrete flooring, applied epoxy system with Polyaspartic topcoat
- Interior doors, trim, kitchen, and all fixtures
